The Inspection

A licensed home inspector will inspect your home from top to bottom, noting any major and minor issues, as well as suggested repairs.

Preparing For the Inspection

Making sure that you get a thorough inspection starts before your inspector even shows up. If you’re a buyer, you won’t have much control over the state of the home. But if you’re a seller, there are a few steps you should take before the inspector arrives.

Clear the Space

Clean your home. You don’t need to be able to eat off the floor; a basic weekly cleaning is fine. Make sure clutter is cleared away so your inspector has access to everything.

Leave Utilities On

Don’t turn off your utilities, even if you’re no longer living in the home. Your inspector will need to test that your appliances and home systems (such as water heating and electrical) are in working order. This goes for pilot lights as well.

Provide Access

Provide access to every area of the house. During inspection, the inspector will need to enter the attic, garage, and any crawl spaces they can fit into. They will also need to examine the furnace, water heater, A/C unit, electrical boxes, and outbuildings, so make sure these areas are accessible.
